Dira Prop is operated by Dira Global Impex. These terms form the agreement between you and Dira Global Impex for your use of the Dira Prop website and mobile app.

1. Acceptance and contract

By registering for or using Dira Prop, you accept these terms and conditions and agree to comply with applicable Indian law.

2. Company and platform

Dira Prop is a property-focused online platform operated by Dira Global Impex. The platform facilitates discovery, listing and communication between users. Dira Prop is not automatically a buyer, seller, owner, broker, agent, developer, legal representative or party to a transaction merely because it provides the platform.

3. Eligibility

Only persons aged 18 years or above may create or use an account. Users must provide accurate and current information.

4. User account and OTP

Users are responsible for safeguarding account access and for all activity carried out through their account. OTPs, passwords and authentication credentials must not be shared.

5. Property listings

Sellers, owners, brokers, agents and builders are solely responsible for the accuracy, legality and completeness of their listings, including price, area, location, ownership claims, photographs, approvals and other representations.

6. Independent property verification

Every buyer or interested person must independently verify title, ownership, identity, registry, khasra, map, diversion, approvals, RERA status where applicable, encumbrances, litigation, possession, measurements, taxes, dues and all other relevant documents before making any payment or entering into any transaction.

7. No guarantee by Dira Prop

Dira Prop does not guarantee the authenticity, accuracy, completeness, legality, ownership, title, valuation, availability, possession, approval status or suitability of any property or information supplied by a user, unless expressly stated in writing for a particular paid verification service.

8. Fraud and scam warning

Users must remain alert to fraud, impersonation, fake documents, false ownership claims, unrealistic prices and other scams. Users should independently verify the identity of the counterparty and property before sharing money or sensitive information.

9. Payments and token money

Users must not transfer token money, advance payments, sale consideration or other funds solely because a listing or user appears on Dira Prop. Property transaction payments are made at the user's own risk unless Dira Prop expressly provides a payment service for that specific transaction.

10. Dira Prop fees and payments

Where Dira Prop charges listing, subscription, promotional, lead-generation or other platform fees, applicable prices, taxes, payment terms and refund or cancellation conditions will be displayed or communicated before purchase. Current published rates are on thepricing page, and the terms for cancelling or reversing a purchase are on the refunds and cancellation page.

11. User content

Users may upload property photographs, descriptions and other permitted content. Users confirm that they have the right to upload such content and that it does not violate law or third-party rights.

12. Prohibited conduct

Users must not post fake, misleading, fraudulent, illegal, duplicate or abusive listings; impersonate another person; misuse contact information; upload unlawful content; manipulate prices or enquiries; spam users; or use the platform for unlawful purposes.

13. Moderation and removal

Dira Prop may review, restrict, reject, modify, hide or remove listings or content and may suspend or terminate accounts where it reasonably believes there is fraud, misuse, illegality, policy violation, security risk or other harmful activity.

14. User-to-user transactions

Any negotiation, inspection, agreement, sale, purchase, lease, brokerage arrangement or other transaction between users is solely between the concerned parties. Users are responsible for their own due diligence and contractual documentation.

15. Third-party services

Dira Prop may integrate payment gateways, communication tools, mapping services or other third-party services. Such services may be subject to their own terms and policies.

16. Service availability

Dira Prop does not guarantee that the website, application, listings, communications or services will always be uninterrupted, error-free, secure or available.

17. Limitation of liability

To the maximum extent permitted by applicable law, Dira Global Impex and Dira Prop shall not be liable for losses arising from user-to-user transactions, fraud by users, inaccurate listings, defective or forged documents, title disputes, payment disputes, property defects, possession issues, failed negotiations or acts or omissions of third parties. Nothing in these terms excludes liability that cannot lawfully be excluded.

18. Indemnification

To the extent permitted by law, a user agrees to indemnify and hold harmless Dira Global Impex,Dira Prop and their personnel from claims, losses, liabilities, costs and expenses arising from the user's breach of these terms, unlawful conduct, listing or content, fraud, misrepresentation or transaction with another user.

19. Privacy and data

Dira Prop may collect and process information necessary to create accounts, authenticate users, provide services, process payments, communicate with users, prevent fraud, maintain security and comply with law. Information will be handled according to applicable law and theDira Prop privacy policy.

20. Communications

By registering, users agree that Dira Prop may contact them through permitted channels for account, listing, service, security, payment, support and other relevant communications, subject to applicable law and consent requirements.

21. Intellectual property

The Dira Prop software, branding, logos, design, text and other platform materials are protected by applicable intellectual-property laws. Users may not copy, reproduce, scrape, modify or commercially exploit them without authorization.

22. Electronic acceptance

Selecting the acceptance checkbox and clicking the registration or continue button constitutes electronic acceptance of these terms. Users should retain a copy of these terms for their records.

23. Changes to terms

Dira Prop may update these terms from time to time. Updated terms may be published on the platform. Continued use after the effective date may constitute acceptance to the extent permitted by law.

24. Termination

A user may stop using the platform at any time, subject to obligations already incurred.Dira Prop may suspend or terminate access where permitted by law and these terms.

25. Governing law and jurisdiction

These terms are governed by the laws of India. Subject to any mandatory legal forum or jurisdiction available to a user under applicable law, disputes arising from these terms or use of Dira Prop shall be subject to the competent courts at Jabalpur, Madhya Pradesh, India.

26. Severability

If any provision is held invalid or unenforceable, the remaining provisions will continue to the extent permitted by law.

27. Entire agreement

These terms, together with any applicable service-specific terms displayed by Dira Prop, constitute the agreement governing use of the platform, subject to applicable law.

28. Grievances and complaints

Users may report suspected fraud, fake listings, abuse, security issues or other complaints through the support and grievance contact. Dira Prop may request information needed to investigate a complaint.

29. Important disclaimer

Dira Prop is a platform and not a substitute for independent legal, financial, property-title, valuation or technical advice. Users should consult qualified professionals where appropriate.

30. Registration acceptance

At registration you confirm: “I confirm that I am 18 years of age or above. I have read, understood and agree to the Dira Prop Terms & Conditions / User Agreement. I understand that Dira Prop is an online property platform and does not guarantee the identity of any user, ownership or title of any property, authenticity of documents, accuracy of property information, or successful completion of any transaction. I agree to independently verify all property, documents, users, payments and transaction details and understand the risks of fraud and scams associated with online property transactions.”
